Location Matters

Sosua is located on the North Coast of the Dominican Republic, approximately 15 minutes from Gregorio Luperón International Airport (POP).

That proximity is especially convenient for snowbirds, frequent travelers, and owners of vacation properties. Cabarete is also just a short drive away, while Puerto Plata is easily accessible when you need a larger city.

You get coastal living without feeling completely removed from everything.

The Beach Becomes Part of Everyday Life

Playa Sosua is known for calm turquoise water and snorkeling, while Playa Alicia offers a smaller beach right in town. Head toward Cabarete and you’ll find Encuentro for surfing and Cabarete Beach for watersports, restaurants, and a livelier atmosphere.

Once you live here, going to the beach doesn’t always mean planning a “beach day.” Sometimes it’s a quick swim, coffee overlooking the water, or an hour by the ocean before dinner.

That accessibility is a big part of the North Coast lifestyle.

An Established International Community

People from Canada, the United States, Europe, and elsewhere have been living and owning property in Sosua for years.

English is commonly heard in many businesses and residential communities, which can make settling in easier for newcomers.

At the same time, you’re still living in the Dominican Republic. Learning some Spanish, supporting local businesses, and getting to know Dominican culture can make the experience considerably richer.

What Does It Cost to Live Here?

The realistic answer is: it depends on how you live.

Someone in a modest condo will have very different expenses from someone maintaining a large villa with a pool, landscaping, housekeeping, and plenty of air conditioning.

While some expenses can be lower than in North America or Europe, living in the Dominican Republic isn’t automatically “cheap.” Electricity, imported groceries, HOA fees, vehicle expenses, insurance, and property maintenance all need to be considered.

Sosua has supermarkets, pharmacies, medical clinics, banks, gyms, cafés, restaurants, and most of the services needed for everyday life.

The restaurant scene is also surprisingly varied, and with Cabarete nearby, you effectively have two coastal towns to enjoy.

You can surf at Encuentro in the morning, meet friends for lunch, head to the beach in the afternoon — or stay home by the pool and do absolutely nothing.

That last option is highly underrated.

Is Sosua Good for Real Estate Investment?

Sosua attracts more than full-time residents. Vacation homes and rental properties are an important part of the local market, supported by tourism, beaches, proximity to an international airport, and established residential communities.

But “it’s in the Caribbean” isn’t an investment strategy.

Rental rules, HOA fees, management costs, location, seasonality, occupancy potential, and resale appeal can vary considerably between properties.

A beautiful property can still be the wrong investment at the wrong price.

Buyers should look at both sides of the equation: Does the property make sense financially, and will people actually want to stay or live there?

So, Is Sosua Right for You?

For many people, yes. For others, another part of the Dominican Republic may be a better fit.

The best way to know is to experience Sosua beyond the vacation version.

Visit different communities. Go grocery shopping. Drive around town. Spend time at the beaches. Have dinner in the area. Sit somewhere with a coffee and imagine you’re not leaving at the end of the week.

Because choosing where to live is very different from choosing where to vacation.
